A long-vacant property in Atlanta’s Greenbriar neighborhood has become two residential communities with a combined 448 affordable apartments. Atlanta Housing and its partners celebrated the opening of the Flats and Villas at Stone Hogan on September 11.
The housing agency’s September 15 announcement describes the development as fully affordable and completed nearly a year ahead of schedule. An opening, however, is not a count of units currently vacant. Prospective residents still need to check eligibility, leasing availability and the application process.
Two communities, different household needs
The development combines 192 apartments at the Villas with 256 at the Flats. The Flats includes one-, two- and three-bedroom homes for families. The Villas was planned for residents ages 55 and older, according to Wilhoit Properties’ development background.
Wilhoit’s 2024 project description set rents and income levels at bands of 40%, 50%, 60% and 70% of area median income under the federal income-averaging approach. Those percentages are not a flat rent quote for every applicant. Ask the leasing office which band applies to an available apartment and what current household-income limits and occupancy rules it uses.

Where applicants can inquire
The manager’s Atlanta property directory lists the Flats at 2750 Stone Hogan Road SW, with a leasing number of 855-645-5953. It lists the Villas at 3261 Hogan Road SW, with a separate number, 855-673-4860.
Start by confirming which community fits your household. Then ask whether applications are open, whether there is a waiting list and which bedroom sizes are available. Request the current rent, required deposits, utility responsibilities and any application fees before comparing the property with other options.
Keep the distinction between qualification and availability clear. Meeting an income requirement does not necessarily mean the preferred apartment is open, and joining a waiting list is not a move-in commitment. Obtain instructions through the property manager rather than sending personal documents to an unfamiliar account advertising access to the development.
What the properties are designed to offer
The Flats’ amenities page lists in-home washers and dryers, air conditioning, dishwashers and energy-efficient appliances. Community features include a pool, fitness and business facilities, a clubhouse, playground and parking deck.
For a tour, focus on how the specific apartment would work for your household: the route from parking to the front door, storage, laundry, room dimensions and any accommodation needs. Confirm which amenities are operating at the time of move-in and whether any separate rules or costs apply.

Resident services are part of the plan
Atlanta Housing says partnerships involving Star-C, Emory University, Morehouse College and local healthcare providers will connect residents with services such as screenings, nutrition classes, after-school activities and community gardens. The announcement also describes 15 YouthBuild participants receiving construction experience during an 11-month period.
Those program descriptions do not establish an identical weekly schedule for every resident. Families interested in after-school support should ask about ages, enrollment and capacity. Residents interested in other services should request the current calendar rather than assuming every listed partnership is available on demand.
From land acquisition to an opening
Wilhoit’s project history says Zimmerman acquired a 22.77-acre tract in October 2022, followed by two years of planning, specifications and underwriting before the financing announcement. That sequence distinguishes buying land, arranging a project and delivering homes: they are separate milestones. The older financing description explains how the development took shape, but its projected costs and loan dates should not be read as a current tenant price list.
An opening announcement, not a promise of immediate placement
Urbanize Atlanta’s report places Stone Hogan near Greenbriar Mall and Interstate 285, northwest of the airport. Before applying, consider the actual commute, school arrangements and transportation options from the property—not just its distance from a familiar landmark.
The confirmed milestone is the opening of a 448-home development with distinct family and senior components. Current leasing terms and availability should come from the manager. This guide reflects the opening announcement and property information reviewed September 16, 2026.
